Recently, reports have emerged in Russian and Armenian media about a sharp increase in demand for apartment rentals in Yerevan from Russian citizens, allegedly leading to a rise in rental prices.
To clarify the situation in the real estate market, a correspondent from ArmInfo spoke with Rustam Grigoryan, a founding member of the Armenian Association of Real Estate Agencies and director of the real estate agency Kolibri.
Grigoryan noted that such news is likely speculative and spreads without verifying expert opinions.
"I deny these reports. At the moment, there is nothing like that in the real estate market," Grigoryan said.
He also mentioned that there may be some overheating, but this is due to the summer season and an influx of tourists.
"The number of tourists has increased by 10-15%, and the resulting demand is quite natural," he noted.
According to official data from the Cadastre, in the second quarter of 2026, there were 2,890 registered rental transactions in Armenia, which is 2% less than the previous year's figure.
