In Armenia, housing prices continue to rise, particularly in the regions. In the first half of 2026, the average market price of real estate in apartment buildings in Yerevan increased by 9.1%, reaching 505.9 thousand drams/m2. In the regions, the average price of apartments rose significantly by 18.2%, compared to 14.3% a year earlier:
The highest prices in Yerevan are traditionally held in the Kentron community, where the average price is 927.2 thousand drams/m2, while the lowest prices are in Nubarashen at 257.9 thousand drams/m2. In the regions, the highest apartment prices are recorded in Kotayk at 307.6 thousand drams/m2, with the lowest in Lori at 101.2 thousand drams/m2.
In total, 9586 transactions for the sale of apartments were made in Yerevan in the first half of 2026, which is 47.1% higher than the same period last year.
Moreover, the increase in housing prices is influenced by rising construction costs and sustained demand from buyers.
