Armenia’s Statistical Committee has published average market prices for apartments in Yerevan’s multi-unit residential buildings as of July 2026, broken down by administrative district. The data show that prices per square meter rose year on year in nearly all parts of the capital, with Avan the only exception.
The highest average price was recorded in Kentron, where the market value of 1 square meter stood at 991,900 drams in June 2026. That was 12.7% higher than the comparable figure a year earlier.
In Arabkir, the average price reached 709,300 drams per square meter, up 14.5% year on year. Davtashen posted 572,800 drams, marking a 19.7% increase, while Nor-Marash registered 572,300 drams, up 28.8% from the comparable 2025 level.
Average market prices also came in at 539,100 drams in Kanaker-Zeytun, 507,000 drams in Ajapnyak, 499,900 drams in Nor Nork and 490,200 drams in Erebuni. The annual increases in those districts were 22.5%, 21.9%, 21% and 21.2%, respectively.
In Shengavit, the average price stood at 496,000 drams, up 26% year on year, while Malatia-Sebastia recorded 493,000 drams, a rise of 26.1%. In Avan, where the average price was 489,000 drams per square meter, the committee reported a 23.8% decline from the comparable figure in 2025.
The lowest average price remained in Nubarashen, at 292,000 drams per square meter. Even there, however, the data showed a 23.2% increase compared with a year earlier.
The published statistics suggest that price growth in Yerevan’s housing market remained in place in 2026, although the gap between districts continues to be substantial.
