Residents of the new building at 2/6 Adonts Street in Yerevan are complaining that in 2026 they are living under conditions reminiscent of the 1990s:
The developer, Mikshin, started constructing six new buildings in the residential complex Eraz in 2020. According to residents, some of these were supposed to be commissioned in December 2024, while others in December 2025, but this has not yet happened. They also do not have ownership certificates. They say that many could no longer afford to pay both rent and a mortgage, and with the developer's consent, they moved into their apartments.
They receive electricity and water from the developer, as they are not yet subscribers to either the Electric Networks or Veolia.
“To somehow satisfy the residents, keys were given, many residents are living there, paying for electricity out of their own pockets, a bill has not yet been issued, but we have installed the meters and wires at our own expense,” said one resident.
David Stepanyan, deputy director of the construction company ST Service, which is implementing the construction for Mikshin, told Azatutyun that they have applied to the Electric Networks to make the residents subscribers and are waiting for a response.
The Electric Networks informed Azatutyun that the developer of the building at 2/6 Adonts applied to connect to the distribution network years ago, but the work has been delayed.
The State Cadastre Committee has refused to register the developer's property rights due to inconsistencies in the documents.
The complex at 2/6 Adonts is already about 30-40% inhabited, with 391 apartments across six buildings.
