The Arzni community in Armenia’s Kotayk province has announced an electronic auction for the sale of real estate. According to the notice, the properties offered for sale are those subject to disposal under Arzni community council decisions dated March 13, 2026, N 38, N 39, N 41, N 42 and N 43, July 15, 2026, N 79, August 04, 2026, N 93, September 04, 2026, N 96, and September 15, 2026, N 106.
The auction organizer is the head of the Arzni community. The organizer’s address is: Republic of Armenia, Kotayk province, Arzni community, 5th Street, 1st lane 6, administrative building. Individuals, legal entities and the state may participate, except in cases restricted by law.
To take part, applicants must register on the electronic platform https://www.e-auctions.am/ and, through the e-payments system, pay the deposit at least 5 minutes before the deadline set by point 18 of the appendix to Armenian government decision N 1667-Ն of September 28, 2023. The calculated closing time of the electronic auction is defined by points 20 and 21 of the same appendix.
The notice says only persons who may hold ownership rights over the lot being sold can participate. Registration is carried out online under the procedure defined by point 16 of the appendix to government decision N 1667-Ն of September 28, 2023.
Under the auction rules, if a new bid is submitted during the final minute before the close, the auction is extended by another 1 minute from the time the bid is received. Each new price offer must exceed the previous highest bid by at least the minimum increment. More than one lot may start at the same time, but each subsequent lot may close no earlier than 1 minute after the previous one ends.
The winner is the participant that submits the highest price offer, with the result determined by the system. On the day of the auction, the organizer draws up a protocol on the winning bidder and sends it online for signature and submission of the required documents. The winner must provide the signed protocol and the documents listed in point 22 of the appendix to decision N 1667-Ն by the end of the next working day after the auction date.
After signing the protocol, the winning bidder must transfer the full lot price within three working days, offsetting the deposit, to account 900105232178. Within the same period, the winner must also transfer to the same account the amount intended for determining the value of the property, while mandatorily indicating the address of the property being disposed of and the payment purpose.
Deposits paid by unsuccessful bidders are returned within 3 working days after the auction is held or declared unsuccessful, to the account specified in the participation application. If the winner fails to make the required payments on time, the deposit is not refunded, the auction is deemed unsuccessful, and a new auction is organized on the same terms to sell the lot or lots.
The notice also states that after the winner’s offered price and the amount intended for determining the value of the property are paid, a disposal agreement will be signed with the buyer in accordance with Armenian legislation. The buyer must cover, at their own expense, the notarization of the agreement and the state registration fees and duties for property rights.
If the system experiences a technical malfunction, the electronic auction may be suspended until the problem is resolved. The organizer will notify participants in the relevant lot by email or phone message. In each such case, a report on the causes of the malfunction is prepared and placed in the electronic log, together with the conclusion of the person servicing the system.
For additional information and technical support, participants can call 022294655 or visit the Arzni community administrative building. The auction can be followed online at https://www.e-auctions.am.
